Four reasons a list is better as one job
The leak starts where two trades meet
Where a roof terminates into a wall, the seal depends on step flashing and kick-out flashing. Those details belong to the roof and to the siding at the same time. Bought as two separate jobs, that transition sits between two scopes of work and belongs to neither of them.
One storm is one claim
Hail and wind rarely stop at the roof line. When the same event damaged more than one part of the house, it is one loss and one claim, and it is documented as one scope rather than several that have to agree with each other.
One set-up instead of several
One mobilisation, one dumpster, one permit cycle, one stretch of disruption. Separate jobs in separate seasons means paying for the beginning and the end of a project every time.
The house finishes together
A new roof against twenty-year-old siding can leave a house looking less finished than before the work started. Doing the list in one pass is what makes the result read as one house rather than as a set of repairs.
